Rates may vary depending on the booking channel, the conditions, and the services included, but the goal is always the same: to let you choose the option that fits you best, with clear rules on taxes, any fees, and cancellation terms.

On our official website you will always find the best available rate, because there are no commissions to cover.

How our rates are structured

FLEXIBLE WEBSITE: best rate with full flexibility. Free cancellation up to 3 days before arrival. Credit card as a guarantee only. No prepayment.

ADVANTAGE: for guests who plan ahead. 12% or 20% off the flexible rate, with advance payment and non-refundable terms.

JUST SLEEP: room only (no breakfast), available exclusively for rooms in our dependance.

Why prices may differ across booking channels

PHONE BOOKING: for guests who prefer step-by-step assistance, the flexible rate is + €10.00, as it requires more operational time and dedicated support from our team.

OTAs (Booking, Expedia, etc.): rates are higher (around +20%) because they include platform commission costs and OTA services (search, booking process, customer support).

Finally, our prices are dynamic: they are updated based on demand and occupancy levels, always with the utmost clarity regarding the terms and conditions.
